Why Austin windows leak
Central Texas sun cooks sealant. Then a hard rain finds the first open corner at the head or jamb.
On stucco and stone walls the leak often shows up inside the house two feet from the window because the water ran behind the finish.
Re-caulking the glass does nothing if the head flashing, sill pan, or weep path is wrong.
How we stop a window leak
Find the opening. Follow the water. Rebuild the drainage path.
Caulk can close a surface crack, but it cannot replace missing flashing or a failed weather barrier behind the wall.
Trace hidden damage
Once water gets behind the finish, it can travel down the sheathing and collect far below the window.
Tie it together
New flashing and membrane must lap into the wall system so water drains outside instead of into the framing.

We open the finish only as far as needed, trace the leak, and rebuild the flashing path: head flashing, jambs, and a sill that actually drains out.
On stucco we patch the return so the new metal is lapped into the weather barrier, not smeared with more paint.

What a window leak can hide
The wet spot inside is often the end of the path.
